ISSUES FOUND
Here's a collection of issues found during some home inspections.
Issue: Cables leading to electrical service panel are sealed with caulking. This is not an acceptable practice. Cable clamps are recommended to secure cables leading into panel.
Issue: Leaking pipe flange boot on roof. Water leaking by flange boot is creating water stains and water damage to wood roof sheathing, insulation, and ceiling below. Towel taped in place on pipe is not a proper repair. Recommendation: Have qualified roofing contractor evaluate issue and make necessary repairs.
Issue: Flexible gas supply line to hot water tank. Gas supply line is recommended to be constructed from rigid black pipe with gas shut off valve and dirt leg.
Issue: Triple tapped breaker (three wires into one circuit breaker). Most circuit breakers are designed to accept one wire. Loose connections, arcing and potentially a fire can result. Recommendation: Have service panel evaluated and corrected by a licensed electrician to remedy the hazard.
Hazard: Double tapped circuit breaker. Most circuit breakers are designed to accept one wire. Loose connections, arcing and potentially a fire can result. Recommendation: Have service panel evaluated and corrected by a licensed electrician to remedy the hazard.
Deficiency: Broken and displaced chimney crown. Recommendation: Replacement of chimney crown by a qualified contractor.
Hazard: Water heater discharge tube discharges more than 6" from the floor. Possibility of scalding should discharge take place. Recommendation: Replace discharge tube with tube that discharges withing 6" of the floor.
Deficiency: Condensation between window panes. Indicates loss of seal between inner and outer panes and loss of thermal performance. Recommendation: Replace window pane unit.
Hazard: Standard outlet receptacle with metallic cover . Recommendation: GFCI protected outlet receptacle with non-metallic, waterproof cover.
